San Francisco's Most Expensive Home Sale In 2015: A $31 Million Mansion With Golden Gate Views

A 16,000-square-foot Pacific Heights mansion has sold for $31 million, making it San Francisco's most expensive home sale of the year.

The seven-bedroom Gold Coast property at 2701 Broadway had listed for $39 million in the fall. It boasts panoramic views of the Golden Gate Bridge, San Francisco Bay, and downtown.

Built in 1910 by architect James Miller, the five-story mansion has two kitchens, two family rooms, and two offices. It also has three rooftop terraces, a basketball court, and garage parking for two side-by-side cars, a rarity in San Francisco. There are seven full baths and four half baths. The home has gone through a full restoration, with new mechanical systems (electrical, plumbing, heating), new exterior materials and interior surfaces, and new security system along with a full seismic upgrade, according to marketing materials. Neal Ward of McGuire Real Estate was the listing agent. He declined to comment at all on the sale.

The mansion sits on a corner lot, at one of the highest elevations in the prestigious Pacific Heights neighborhood. It has garden terraces on three sides and a south-facing lawn. Raw food chef Roxanne Klein and her husband Michael Klein, CEO of high-end guitar-maker Modulus Guitars, paid $27 million for the property three years ago, in 2012.

Though this was the highest price for a sale, San Francisco has a far more expensive listing on the market: a 15,000-square-foot duplex penthouse at Lumina, an under-construction new condominium tower downtown, is asking $49 million.
